Align periodic termination with §76-1437
For month-to-month tenancies, §76-1437 permits either party to terminate by written notice at least 30 days before the periodic rental date specified in the notice. Record that rental date and actual delivery. Do not substitute a rent-default notice or assume a fixed-term lease follows this same rule.
