Do not replace statutory duties with a broad lease waiver
Chapter 5321 sets out duties, remedies, deposits, rental-agreement limits, and termination. Check whether the arrangement fits its definitions and exclusions. Specify a maintenance contact, written request process, payment address, and deposit settlement record; review any proposed waiver or transfer of responsibility against the current statute.
