Check coverage, required notices, and service
Chapter 40 includes applicability, deposits, landlord duties, access, tenant remedies, and termination. Identify the ground and section for each proposed notice; rent nonpayment and other breaches need different checks. Review required lease disclosures and any notice language rather than treating a generic demand paragraph as statutory compliance.

Section 44-77-40 requires a dated signature before an authorized oath officer and two eligible witnesses, plus the prescribed sworn witness affidavit. Hospital and nursing-facility signing requires a designated ombudsman witness.
