Paperwork in Florida.
Find the official resources behind the preparation notes. Use the exact document-specific requirements and current agency forms; a general template does not replace required filing, signing, notice, or transfer procedures.
Vehicle transfers & bills of sale
Keep the title transfer, bill of sale, and seller notice distinct. FLHSMV provides a combined Notice of Sale and/or Bill of Sale form.
Coverage: Motor vehicles in the documented guidance. Boat, trailer, firearm, and other asset rules require their own review.
File the official notice of sale
FLHSMV’s seller checklist instructs you to file HSMV 82050. Keep the sale record and transfer evidence; downloading or signing a private bill of sale does not file the notice.
Document scope: Vehicle Bill of Sale, Motorcycle Bill of Sale, RV & Camper Bill of Sale

FLHSMV — Official HSMV 82050 ↗Residential rental documents
Florida’s 2026 rules include flood disclosures for longer leases and a consent-based electronic notice option. Match each notice to its statute.
Coverage: Residential rental research. Commercial, farm, hunting, equipment, and vehicle leases are separate subjects.
Deposit handling and settlement are different steps
Section 83.49 distinguishes permitted deposit holding methods, initial disclosure requirements, and move-out settlement. With no claim, return is due within 15 days after tenancy termination. A claim requires notice within 30 days; the tenant has 15 days after receipt to object. Some initial-disclosure and housing-category exceptions apply. Record the forwarding address, holding method, claim reasons, and notice evidence.
Florida Senate — 2026 §83.49, security depositsEmail requires the statutory agreement
Do not assume a contact email authorizes legal notice. Section 83.505 sets out voluntary electronic-delivery agreement requirements and procedures. Keep that agreement, designated addresses, changes or revocations, and delivery records. Section 83.49 expressly permits a deposit claim by email only when the statutory conditions are met.
Florida Senate — 2026 §83.505, electronic deliveryMonthly move-out: align notice with the rental period
For a tenancy without a specific duration, §83.57 requires at least 30 days’ notice before the end of a monthly period. This concerns termination by either party, not the separate nonpayment demand. Record the rental-period ending date and actual delivery date; older 15-day monthly summaries should not be used.
Document scope: Month-to-Month Lease Agreement, Notice to Vacate, Lease Termination Letter
Florida Senate — 2026 §83.57, periodic tenancy terminationLandlord default notices need the correct grounds and cure rules
Section 83.56 treats rent nonpayment, curable breaches, noncurable breaches, and landlord noncompliance separately. The rent-payment demand uses three days excluding Saturday, Sunday, and legal holidays. Check required wording, amount, delivery, and any cure rights; a friendly late-rent reminder does not supply a legally sufficient demand.
Document scope: Notice to Quit — Draft Worksheet, Late Rent Reminder
Florida Legislature — §83.56, termination of rental agreementA one-year or longer lease needs a separate flood document
Section 83.512 requires a separate flood disclosure at or before execution of a residential rental agreement with a term of one year or longer. Use the statutory form and complete the landlord’s knowledge and assistance-history questions. A general insurance field or a sentence inside the lease does not substitute for that separate document.
Florida Senate — 2026 §83.512, flood risk disclosureSpecify access without creating unlimited entry rights
Review §83.53 when setting maintenance, inspection, emergency, and showing access. Record the proposed notice procedure and permitted reasons for entry. Neither a possession of keys nor a broad lease sentence removes statutory access restrictions.
