MAKE THE DOCUMENT WORK FOR YOUR SITUATION

About this lease extension agreement

Extend an existing lease’s end date and make every agreed change explicit, preserving a clear relationship to the original agreement.

When to use it

  • Use when the same parties are continuing the tenancy and the original lease remains the foundation.
  • Use a replacement lease or assignment when changing parties, premises, or the agreement’s basic structure requires a fuller document.

What to gather before completing it

  • Collect the original lease, amendments, existing end date, proposed new term, and signing authority.
  • List each changed rent, charge, responsibility, or renewal option and check any prerequisite notice.
  • Review updated disclosures, rent regulation, program rules, and the treatment of existing deposits or advance rent.

Common mistakes to avoid

  • Changing the end date while leaving inconsistent renewal or holdover language elsewhere.
  • Treating a signed extension as a cure for an otherwise unlawful rent increase or missing disclosure.
  • Overlooking tenant signatures or the consent of a guarantor whose obligations are being changed.

After you complete the document

  • Keep the executed extension attached to the original lease and all earlier addenda.
  • Update the payment schedule and documented end date.
  • Deliver refreshed attachments and preserve the record of any required notice or acknowledgment.

What the template includes

The online builder and downloaded documents use the same fields. A selected state can add relevant research prompts. Complete only applicable items; add explanations for exceptions rather than assuming a blank entry resolves them.

Practical tips

  • Be specific. A clear description is easier to verify than a broad label.
  • Download Word if you need to add an attachment or adjust the layout.
  • Keep the completed document and supporting records together.

Before signing or submitting

Check state and local rental requirements. Collect only necessary applicant information through an appropriate screening process; this form does not request a Social Security number or full bank details.

RESEARCH & REQUIRED NEXT STEPS

Federal requirements to review

Pre-1978 housing: complete the disclosure package before signing

For covered housing built before 1978, give the EPA lead pamphlet, disclose known lead hazards and available reports, and attach the required warning and signed acknowledgments. A generic lease checkbox does not supply these materials. EPA lists conditional exceptions, including certain short stays without renewal rights; record the basis for any exception. Keep signed disclosures for three years.

Assistance animals require a separate accommodation review

Do not automatically apply pet deposits, pet fees, breed restrictions, or a no-pets rule to an assistance-animal request. HUD describes reasonable accommodations and when reliable disability-related information may be requested. Use a separate accommodation record, avoid collecting a diagnosis in a public template, and evaluate the specific request rather than assuming every animal is a pet.

Fair housing review applies to advertising and lease rules

Review screening criteria, occupancy provisions, advertisements, and house rules under federal fair housing protections and any broader state or local protections. Do not use protected characteristics as selection criteria. Identify reasonable accommodation and modification procedures separately from ordinary maintenance and rule enforcement.
